Top 6 Neighborhoods to Live in Westlake Village (Ranked by Price)

If you're thinking about moving to Westlake Village, one of the biggest decisions you’ll make is choosing the right neighborhood, and each one here offers a different lifestyle.

This whole city has been a gift to my life, and when we discovered the area my family and I fell in love with it. In reality, living in any of these neighborhoods is great, it just depends on what you are looking for as a buyer.
So in my opinion you really can't go wrong anywhere you go. With that said I've created this list of the top 6 neighborhoods in Westlake Village ranked by price, so you can quickly identify where you fit and where you want to be.

1. First Neighborhood (Best Entry-Level Value)

Best for: First-time buyers, families, walkability

First Neighborhood is literally the first, original planned community in Westlake Village and continues to be one of the most desirable entry-level options.
What makes it stand out:
  • Strong sense of community
  • Greenbelts, walking paths, and community pools
  • Walkability to White Oak Elementary
  • Larger floorplans compared to similar price points
This is a go-to neighborhood for buyers who want value, location, and lifestyle all in one.

Typical Price Range: ~$900K – $1.4M

2. Westlake Hills (Value + Upside Potential)

Best for: Buyers looking for privacy, views, and renovation upside

Westlake Hills offers a slightly more tucked-away feel while still being close to everything.
Highlights include:
  • Elevated views of the Conejo Valley
  • Quiet, less traffic-heavy streets
  • Mix of original homes and remodeled properties
This neighborhood is ideal if you’re looking to buy smart and build equity over time.

Typical Price Range: ~$1.0M – $1.6M

3. Westlake Trails (Space + Privacy)

Best for: Larger lots, privacy, and a more rural feel

Westlake Trails is where you start to get space and separation from traditional tract living.
What buyers love:
  • Large lots and estate-style properties
  • Equestrian-friendly areas
  • Quiet, laid-back environment
This is perfect for buyers who want room to expand, add value, or simply enjoy more privacy.

4. Westlake Island (Waterfront Lifestyle)

Best for: Waterfront living, lifestyle buyers, unique homes

Westlake Island is one of the most unique neighborhoods in the entire Conejo Valley, a guard-gated island community located directly on Westlake Lake.
What makes it special:
  • Private docks and lake access
  • Boating, paddleboarding, and sunset views
  • Guard-gated exclusivity
  • Walkability to restaurants and shops
The tradeoff is smaller lot sizes, but buyers here are prioritizing experience over square footage.

Typical Price Range: ~$2.5M – $5M+

5. North Ranch (Luxury + Long-Term Value)

Best for: Luxury buyers, golf course living, long-term stability

North Ranch is one of the most established and prestigious areas in Westlake Village.
Why buyers choose North Ranch:
  • Golf course communities and country club lifestyle
  • Larger homes and estate properties
  • Tree-lined streets and strong pride of ownership
  • Consistent demand and long-term value
This is often considered “classic luxury Westlake,” refined, stable, and highly desirable.

Typical Price Range: ~$2M – $5M+

6. Lake Sherwood (Ultra Luxury + Privacy)

Best for: Privacy, exclusivity, and ultra-luxury living

At the top of the market sits Lake Sherwood, one of the most exclusive communities in Southern California.
What sets it apart:
  • Guard-gated estates
  • Lakefront and golf course properties
  • Celebrity and executive-level buyers
  • Resort-style living with maximum privacy
